NSPIRE, or the National Standards for the Physical Inspection of Real Estate, is HUD's new inspection model focused on improving the health and safety of residents. It emphasizes resident-focused outcomes, streamlines inspection standards, and requires property owners to conduct annual self-inspections to ensure ongoing compliance with federal guidelines.
The Housing Opportunity Through Modernization Act (HOTMA) is a law designed to streamline and modernize HUD’s housing programs. HOTMA simplifies income and eligibility determinations, reduces administrative burdens, and aims to improve access to affordable housing for low-income families. Housing authorities and property owners are adapting to these changes, which include modifications to the Housing Choice Voucher (Section 8) program and public housing reforms.
